In development, our experience speaks for itself. Over the years development, redevelopment, build-to-suits and acquisition projects have included light industrial and distribution commerce parks, shopping centers, office buildings, motel sites and mixed use communities. We have participated in these projects as Developer, Co-Developer, Project Coordinator and Manager, Project Consultant and Investment Partnership Assembler.
Some of our development ventures include the following:
Palmetto Commerce Park- Currently provide development expertise for the Palmetto Commerce Park, an 1,120 acre Class A industrial park. Our role in this project has included working with private and public entities to implement a road and utility infrastructure, wetland delineations, and endangered species studies and archaeological studies to gain wetlands’ crossing and fill permits. Simultaneously, we have handled the marketing and sales for the industrial parcels within the Park. 487 Wando Park Blvd- 487 Wando Park Blvd, a 20,000 SF corporate office/ distributing building was developed on a fee basis for a third party ownership group. Daniel Island- We have enjoyed a long-term involvement in the assistance of the commercial development of Daniel Island, a 2, 500 acre mixed use community, and as the exclusive real estate broker for commercial sites and bulk acreage being developed by The Daniel Island Company. This project, located in the City of Charleston, will include some 5,000 - 7,000 residential units and over 4 million square feet of commercial space. There is approximately 1,000,000 sf of existing commercial space, including office, hotel, shopping center, restaurant, etc. Daniel Island Self Storage- Oversaw the development of this self-storage facility, which includes boat and RV parking. Phase 1 (15,000 SF) was completed in 2003 and Phase II (approx. 5,8700 SF) was completed in 2006. Ingleside- We are assisting in the development of this 1,800 acre land development which is the largest privately owned land parcel in North Charleston and includes 2 miles of interstate frontage. This parcel is scheduled to receive some $50,000,000 in road improvements within the next years and land uses include large scale retail and office development, as well as some 600 acres dedicated to economic development. Carnes Crossroads- As the exclusive real estate broker for commercial sites and bulk acreage being developed by The Daniel Island Company, we assist with the development of this 2,400 acre land development in Goose Creek, SC which features nearly 500 acres of commercial development. Early developments include the 160,000 sf Lincoln Harris shopping center, anchored by Harris Teeter grocery store; a 90 acre land sale to regional hospital provider for both acute hospital and medical offices; and a planned land sale for multifamily; other service sales pending. Other projects- Other projects include serving as broker and consultant with Duke Power Company and The Beach Company in the development of the 150,000 square foot, $25 million NationsBank Plaza (now Bank of America) at 200 Meeting Street. We secured the site, brought in Duke Power Company's real estate subsidiary, Crescent Land and Timber, as the capital partner for the project, and subsequently handled leasing for all the major tenants, including NationsBank (now Bank of America) , Smith Barney, Interstate/Johnson Lane, Holmes & Thomson, and Nexsen Pruett Law Firm.For more information about other projects or how we can help you in your development efforts, please contact us.
